Close to 200 units of housing broke ground on McGuinness Boulevard between Calyer Street and Greenpoint Avenue this week.
211 McGuinness Boulevard will feature 197 studios, one and two bedroom apartments, 20 percent of which will be affordable housing.
Once complete, the building will stand 8 stories tall, and include 160,000 square feet of residential space, 18,000 square feet of ground floor commercial space, and 175,000 square feet common space with a host of amenities for residents.
Gene Kaufman Architect (GKA), which is behind around a dozen projects in North Brooklyn, including Hotel Williamsburg, McCarren Pool and Hotel, the Residences at the Williamsburg on North 11th Street, The Lucent, also on the same street, and the Rialto on North 5th Street, is doing the design.
“This project offered an unparalleled opportunity to design a major project on one of the most important streets in Brooklyn,” said Gene Kaufman, the principal at GKA. “By sectioning the façade, we’ve ensured that, despite its size, the building will fit the scale and historic character of the neighborhood. The extensive use of brick will further that connection, while the prevalence of glass will signal the modern style that is the future of the area and that will make the building a significant part of Greenpoint’s identity.”
The building’s planned state of the art amenities include an 840-square-foot swimming pool on a green rooftop garden; a 2,100 square foot back garden; more than a 1000 square feet of gym space; a game room featuring pool tables, a double-sided fireplace, sofas, and a library; a ground floor lounge with a projection screen for movies, a 24/7 concierge; and 112 space underground parking.
This week also marked the start of sales at another luxury building in the community. 280 Metropolitan features 28 units ranging from studios that cost $600,000 to three bedrooms that are retailing for $3 million. It’s the work of CB developers and SK Development, and half of the units at the building have already entered contract.
